Don't
let hidden problems catch
you at settlement!
Many
lenders are requiring the buyer have a home inspection done by a
licensed home inspector prior to settlement to assure that the house
is in good condition.
The
inspection you have performed may serve as the buyer's guarantee
that your home has been checked and will pass the test! You won't
get stalled for an inspection that could lose you your buyer!
Most importantly,
some problems require the trained eye of an inspector to see --
but they are problems that could lose you your sale -- or worse!
Buyers can come back and sue sellers for problems that were not
revealed before settlement -- even though the seller was not aware
of the problem!
