What does the inspector do?

I am a Kentucky state licensed home inspector. I will check the outside of your home for structural integrity, roof, foundation and drainage problems. Inside I will check the electrical, plumbing, HVAC and major appliances to confirm proper function.

After inspection, you are supplied with a written detailed report. If problems are revealed you can confer with the seller about repair before you sign on the line.

What if there are big problems?

Depending on the severity of what is discovered, you may need to wait for the seller to make repairs. You may want to pursue a different investment. You may be able to choose to handle the issue yourself and pay a lower price for the property.

How much does a home inspection cost?

There are several factors that go into the cost of an inspection including the size of the house, extra features like a pool or barn. Usually the price will be around $250 - $350.
